CURRENT OPPORTUNITIES
PROJECT MANAGER
Pondosa Projects helps motivated property owners and organizations breathe new life into Baltimore's beautiful old buildings — creating real economic value and changing the narrative about our city. We are a lean, fast-growing construction firm rooted in Baltimore's Waverly neighborhood.
Our work is guided by four core values — Tethered in Truth, Resilient Under Pressure, Urban by Design, and Engaged in Customer Success (T.R.U.E.) — and we hire people who live them.
We're looking for an experienced Project Manager to lead revitalization projects across Baltimore City, with select efforts in other urban areas throughout Maryland. This is a hands-on leadership role where your work will be visible, meaningful, and lasting.
What You'll Own
Independently manage multiple complex projects valued from $200,000 to $2 million — including restaurants, retail, educational spaces, adaptive reuse, multifamily, and high-end residential renovations.
Use Buildertrend to coordinate all aspects of construction: preconstruction, scheduling, material takeoffs, subcontractor hiring and oversight, quality control, client communications, and regulatory compliance.
Read and translate blueprints and specifications into actionable scopes of work and communicate clearly with workers of varied backgrounds.
Maintain high-touch communication with clients, neighbors, and community stakeholders throughout every project.
Cultivate relationships with new subcontractors and suppliers to support current projects and fuel company growth.
Maintain clean, orderly, and safe work areas at all times.Collaborate with staff to build a catalog of known expenses that sharpens our estimating process.
Mentor assistant project managers and interns as the team grows.
Hire and supervise an in-house carpentry crew.
What We're Looking For
3–5+ years of construction project management experience, preferably on urban renovation projects in Baltimore or another major city.
Proven ability to manage multiple complex projects simultaneously while tracking financial performance and making adjustments as needed.
Experience with Buildertrend or a comparable project management platform.
Top level, proactive communication, owning their projects, and never leaves a client guessing.
A genuine connection to Baltimore and belief that older buildings deserve a second life.
Someone with their own vehicle, preferable a truck or van, who lives locally and is able to visit multiple locations daily.
A professional appearance and demeanor that exudes confidence and capability.
What We Offer
Competitive base salary commensurate with experience.
Up to $30,000 in annual performance and referral bonuses.
Full benefits package including paid time off, medical/dental/vision, 401(k), gas card, and professional development.
A clear growth path — the right person will have the opportunity to advance to Senior Project Manager and/or Director of Construction as the company scales.
The chance to work alongside some of Baltimore's most respected community builders — past clients include Ekiben, The Found Studio, Velocipede Bike Project, Metro Gallery, Souvlaki, Jem's Cafe, Patterson Park Academy of Music, and more.
